I love talking about garage doors and the subject today is really exciting
because our listeners have a choice when their garage door begins to age or maybe it's broken in need of repair and the real question is is do we put more money into this old garage door or do we invest in a new one and get the one
we've always wanted that will last longer that's exactly correct um my biggest
thing fix or replace we have the parts we can put it on the door we can make it run up and down but
you're still stuck with the cracks and the bends and the outside aesthetics the
paint is oxidizing there's just no none of that to the front of your home you know you got that 1985 through 1990 honda accord you drop a new transmission and or an engine into it and you're driving it around that's great the car runs good but you're still stuck in that same car but you go and get a new car
and you get in there how does that make you feel yeah and you know in garage
doors it's not like cars there are no classics right no one says oh my gosh
look at that look at that 1965 garage door it's a classic we do that with
automobiles but we don't do it with
garage doors a door that's from 1965
yeah maybe some old garage door heads
will be like oh that they don't
manufacture that door anymore and they
might kind of geek out on it but as far
as the general populace no no one's
looking for classic garage doors
so the real question is is does it make
sense to just move forward with a better
buy a home that has what i call builder
grade doors okay the door is basically
good enough to sell the house when the
builder builds it unless it's a real
nice custom home so that being said
you can put a real nice new garage door
that's going to be quieter run smoother
and last a lot longer john

you want to make your home as best as
possible and people have all these
upgrades they want to do the walk-in
closet they want to do the kitchen
and redo their entire home
right but the return on investment
kitchen's one of those ones we redo the
kitchen it's going to raise our home
value anything that i put in the home if
you're smart with your money you want it

for the past 10 years ranging between 95
to 104 percent roi with a return on your
for the past 10 years over all those
so the garage door if you're even
picking like what do i want to do what
can benefit my home the greatest garage
door is at the top of the list and you
don't have to take my word for it just
go look it up online what's the number

investment and you'll see it right there
year after year above 95 minimum yeah
and john you're absolutely right and
really the big reason why
is because garage doors replacement

is one of the least expensive in terms
of dollars home improvement so it's not
like a new swimming pool and a new
kitchen and a new roof that's what
really helps the roi on it so a lot of
people say my gosh what does it cost to
get a new garage door you know it's
going to be astronomical i'm telling you
it's one of the least expensive home
improvements you can make and in many
instances the facade of the home
has about 30 to 40 percent
garage door and it's really important
for the curb appeal so why not upgrade
that's exactly right so 40 of your curb
as far as the aesthetics of your house
when you pull in if you get a new garage
door your neighbors are going to come up
to you and say did you paint the house
that's the only thing it looks like you
repainted the entire home
right but paint that wears after a
little bit a lot of garage door
manufacturers and company
the surface and finish of the door is
lifetime warranty so it's not going to
fade like painting your house it's the
most least expensive longest lasting
best return on investment that you can
do on the aesthetics of your home it's
no question uh for those of you who are
thinking of selling your home
i'm telling you one of the things you
should get done is your garage door
because it is such a big part
literally it's a big wide part of many
homes unless you have a side entry but
if we have that front entry and you've
that's pretty significant and you're
going to make a big difference in the
look of the home another thing is you
might want to get your front door
worked on either painted or refinished
if it's a wood door and of course weed
the flower beds and and mulch and just
clean things up wherever you need to but
the cost which i wouldn't even call it a
